- What will happen during my listing appointment?
- I will come to your property and take pictures and notes for your virtual tour & MLS entry. I will measure a few rooms and we will review the listing agreement. I will install a sign and lockbox. (Flyers will be mailed out after your appointment, with pictures and property details). I will also take the time to answer any questions you may have, talk about changes you may want to make to your property to WOW buyers, and how much you will list the property for. Our meeting will last about 2 hours.
- How can Sell Your Own Property Now help me as a FSBO?
- For a low flat fee, SYOPN places your property in the Pinehurst-Southern Pines Area Association of Realtors(R) Multiple Listing Service (MLS). The MLS is the computer database of properties for sale, used by real estate agents and potential buyers to search for properties for their buyer clients. From the time your property is listed in the MLS, you have exposure to thousands of potential home buyers.
- How important is getting my property in the MLS?
- It is very important to get your house on the MLS. It is a very powerful sales tool – nearly 80% of properties are sold through the MLS.
- Can I place my property in the MLS myself?
- No, only Realtors who subscribe have access to the MLS.
- How can SYOPN save me money as a FSBO?
- Traditionally, real estate brokerage firms charge a commission based on the final sales price of your property, which is split between the listing firm, and the firm representing the buyer. Although commissions are always negotiable between the seller and the listing firm, most firms charge between 5-7%. With our $999 flat fee listing service, you agree to pay only the 2.5-3% to a buyer's agent (if they bring you a buyer), which potentially could save you thousands of dollars!! If you find your own buyer, you pay no commission!

- Do I pay commission if SYOPN brings me a qualified buyer?
- No! SYOPN will direct all inquiries on your property straight to you! I do this because the basis for my business is to help home owners keep more of their equity when selling their property.
- Can I potentially save myself from paying any commission to a buyer’s agent at all?
- Yes!! You pay a commission only to a broker who brings a qualified buyer who ultimately ends up buying your property. If you obtain a buyer who is not represented by a broker, either from a website, a drive-by, or any other means, you pay no commission at all.
- In what areas do you provide SYOPN services?
